This Indenture made the sixteenth day of January in the Eighteenth year of the reign of our Sovereign Lord George the third by the grace of God of Great Britain France and Ireland King Defender of the Faith etc And in the year of our Lord one thousand seven hundred and seventy eight Between Sir Thomas Miller of Froyle in the county of Southampton Baronet and Mary Nicholas of Froyle aforesaid widow one of the daughters and coheiresses of William Draper aforesaid esquire deceased of the one part and Matthew Graves of Chiswick in the county , of Middlesex Esquire .nd William Hamilton of Lincolns Inn, in the county of Middlesex aforesaid Esquire of the other part Witnesseth that they the said Sir Thomas and Mary Nicholas for and in consideration of the sum of five shillings of good and lawful money of Great Britain to them in hand well and truly paid by the said Matthew Graves and William Hamilton at or before The sealing and delivery of these presents the receipt whereof is thereby acknowledged Have and each of them Hath Bargained and sold and by these presents Do and each of them Doth Bargain and sell unto them the said Matthew Graves and William Hamilton - their Executors and Administrators and Assigns All that the Manor of Froyle situate and being in the said County of Southampton with the rights royalties members and appurts thereto belonging and all and every the Quit rents and other rents payable in respect of the said Manor And also all that the vicarage of Froyle aforesaid with all and every the rights members and appurtenances thereto belonging or therewith held and enjoyed and also all that the advowson and right of patronage and presentation of in and to the vicarage of the parish church of Froyle aforesaid with the tythes tenths dues rights members and appurtenances thereto belonging or therewith held used and enjoyed and also all and singular the messuages or tenements houses cottages edifices buildings ………. in the Church closes meadows pieces and parcels of land coppices woodlands and hereditaments mentioned and specified in the First Second and Third Schedules hereunder written or thereto annexed or in any or either of them and which are situate lying and being in the said parish of Froyle aforesaid in the said County of Southampton and also all great and parsonage tithes and tenths issuing arising and renewing increasing or happening or which shall or may issue arise renew increase or happen in within upon or out of the premises comprised in the said first second and third schedules or any of them or any part or parcel thereof respectively (except small tithes and tenths belonging to the vicar or vicarage of Froyle aforesaid And also all and singular messuages houses cottages barns stables houses yards courts orchards gardens mills lands and tenements meadows pastures seasons feedings commons ways easements woods underwoods And the ground and soil thereof rents reversions …… courts leet courts baron and other courts heriots issued amercements reliefs escheats waifs estraits ….. goods and chattels of felons felons of themselves fugitives and outlawed persons and of persons put in exigeat …………. treasure trove fishings …….. fowlings hawkings fowleries hunting mines mineral quarries rents reserved or granted upon or by any demise or demises lease or leases rele. or. continuation yearly or other sums compositions payable for or in lieu and satisfaction of any tithes and all other rights royalties jurisdictions ….. liberties privileges advantages commodities emoluments hereditaments and appurtenances whatsoever to the said Manor Advowson right of patronage and presentation hereditaments and premises hereinbefore granted and released ratified and confirmed or mentioned and intended so to be in any part or parcel thereof belonging or in any wise appertaining or therewith or with any of them or any part or parcel thereof held used or enjoyed reputed deemed taken or known as part parcel or member thereof and the reversion and reversions remainder and remainders yearly and other rents issues and profits of the said heriditaments and premises hereby bargained and sold as aforesaid or intended to be and of every part and parcel thereof To Have and To Hold the said Manor advowsen right of patronage and presentation heredits messuages or tenements houses cottages buildings closes Meadows coppices and woodlands and all and singular other the premises hereinbefore mentioned and described or referred to and hereby bargained and sold or intended so to be with their and every or their appurtenances unto the said Matthew Graves and William Hamilton their executors administrators and assigns from the day next before the day of the date of these premises for and during and in the full end and term of one whole year from thence next ensuing and fully to be complete and ended Yielding and Paying thereto at the end of the said term the rent of one Pepper corn if the same shall be lawfully demanded To the Intent that by virtue or these presents and of the statute made for transferring uses into possession they the said Matthew Graves and William Hamilton may be in the actual possession of all and singular the said premises hereby bargained and sold or mentioned or intended so to be with their and every of their Rights Members and Appurtenances and thereby be enabled to accept and take account and release of the reversion and Inheritance thereof to them their Heirs and Assigns In witness whereof the said parties to these presents have hereunto set their hands and seals the day and year first above written.
